TAILORED BALUSTRADES

Offering what developer Kiwi Property describes as ‘renting that makes sense,’ Resido at Auckland’s Sylvia Park is New Zealand’s largest built-to-rent development, featuring 295 furnished apartments. To protect and enhance the apartment balconies at this scale, the designers specified custom pre-made balustrades from Belcanto.

‘There are three apartment buildings – two of nine stories and one of 12 stories – set around a central amenity block on a landscaped podium,’ says project leader James Daulton of architects Ashton Mitchell. ‘Altogether, including the balconies, stairs, rooftop balcony, and a footbridge, Belcanto supplied 2.2km of custom balustrading.’ ‍

Custom design balances privacy and openness  

After proposing a cost-effective alternative to the original design for head contractor Naylor Love, Belcanto worked closely with the architects to implement the final designs.

‍

‘The brief was for a balustrade design that met all of the client’s design intents,’ explains James. ‘This included balcony privacy, a fast build programme and a timeless aesthetic – simple, clean and crisp. The Belcanto system delivers that beautifully.’

Based on Belcanto’s standard balustrade system, the custom design features vertical aluminium fins angled at 45 degrees in specific sections, creating a privacy screen effect. Fins positioned directly head-on allow open views across Sylvia Park.

‘That balance between openness and screening was something we appreciated,’ adds James. ‘The standard vertical fins provide openness, while the angled sections enhance privacy in key areas. It was a really successful solution, and we’d definitely consider using it again.’   ‍

‍

Durability designed for long-term success  

For Kiwi Property, long-term durability and ease of maintenance were key considerations – needs that Belcanto’s powder-coated aluminium balustrades easily meet.  

‍

‘For the powder-coated finish, we specified a textured coating that’s more resistant to marking than satin and can be recoated if necessary,’ explains James. ‘For built-to-rent properties, where tenant turnover is high, it’s crucial that the interiors and exteriors can be regularly refreshed.’   ‍

A cohesive look across the development  

Designed to build a sense of community, the Resido’s landscaped podium and amenity block offer shared indoor and outdoor spaces. Belcanto’s balustrading plays a unifying role across the entire development.

‘It’s a continuation of the same design language, tying the buildings into the podium,’ says James. ‘Extending the balustrades into the landscape – where different safety and load criteria apply - creates a visually cohesive look throughout the project.’
